We live across the road so we know the area well - there are lots of great restaurants and a lovely seaside walk. You'll live like a local, be close to the gorgeous blue sea and nightlife. Bus stop is 1min away. You’ll love the natural light, air con, free sparkling wine, fruit, nibbles, tea&coffee and more. Great for families of 4+1.

We have lived in the area for many years so we know it well and we will do our best to help you live like a local throughout your stay with us. You can count on us to give you any tips you need and you can message us for recommendations before and during your stay. Since we live just across the road from the penthouse we should be easily accessible should the need arise. It also makes it very easy to meet on arrival.

The Duplex Penthouse is located on the third and fourth floors in a quiet street in the Balluta area of St Julians. It has an internal area of 100 m2 including two bedrooms, each with their ensuite bathroom on the lower floor, and a kitchen, living and dining area plus a toilet on the upper floor. The star attraction of the upper floor is a a peaceful terrace (14 m2) with a 3-seater and umbrella and views of Valletta. The perfect place to unwind on a warm evening! (Don't worry if the weather is unfavourable - you can still enjoy the view out the window from your dining room table.)

A lift, protected by a key, can take you up from the ground floor, and should you wish you may also use it to move between the lower and upper levels of the duplex.

Balluta Bay is reachable on foot in only 5 mins. There are lots of great restaurants and a lovely seaside walk. You'll be close to the gorgeous blue sea, nightlife and the bus stops are only 1 min away. You’ll love our place because it's bright with natural light and has comfy beds and air conditioning in both bedrooms and also on the upper level.

We leave a bottle of complimentary sparkling wine, orange juice, milk, water, croissants and other nibbles. Tea & coffee supplies for your entire stay will also be provided. We also leave a fruit basket - usually we stock it with local fruit bought weekly from the farmers' market. Furthermore, if you would like us to leave any bread and butter/margarine, please let us know and it's all done with our compliments. Similarly, if you prefer non-alcoholic drinks just let us know. We heartily welcome vegetarian/vegan guests - please just advise us.

We love to host families! The apartment is great for families of up to 4 + 1 infant in a cot (which we also have available). We also have a complimentary kids high chair on request.

Guidebooks in several languages are available. There are also mains adaptors to plug your devices into the Maltese (UK type) wall sockets.

The apartment has lots of natural light. It overlooks a side street and a garden. One bedroom has a queen sized bed with an ensuite bathroom with shower while the second bedroom has two single beds and also has its own ensuite bathroom with shower. The kitchen is well set up with a gas hob, electric oven, fridge/freezer, microwave oven, dishwasher (with a free supply of dishwasher tablets), toaster and electric kettle. Kitchen utensils, cutlery and detergents are supplied. A Nescafe Dolce Gusto machine is included, together with as many complimentary coffee pods as you need for your entire your stay. For tea-lovers we leave as many tea bags as you could possibly need. If you manage to get through the supplies - don't worry just message us and we'll bring along more!

A strong wifi signal is available all around the apartment including the bedrooms.

Complimentary full bottles of shower gel and hand soap are provided together with face, hand and bath towels for each guest. Our towels are white, organic cotton, luxury 700 gsm, with a heavy, thick feel for excellent absorbency. In the warmer months we will leave also a beach towel per guest so that you can really travel light from home! There is a hair dryer and washing machine (detergents supplied) for your exclusive use. Ironing facilities are available too. Two well stocked convenience stores are just 2 minutes walk away.

Do you prefer softer or firmer pillows for a comfortable night's sleep? Don't worry - we have a set of softer or firmer pillows for each bed at the apartment. Just choose any one you want.

To make it even easier for you, if you are arriving early or departing late, we can keep your luggage either in the apartment or in our residence just across the road.

Let us know if you need a taxi transfer from the airport to St Julians or vice versa. We usually recommend the eCabs taxi company. They charge about €21 for the whole group (payable to the driver) and there will be someone to greet you just outside the baggage reclaim at the airport. In case we can make the booking for you.

If you enjoy fireworks displays, at least three shows for different parish feasts are visible in summer from the terrace. The dates of the fireworks displays are 1st Saturday in July, 2nd Saturday in July and (the best) 3rd Saturday in August. The fireworks displays are held on the eve of the Sunday parish feast and are usually held between 2230 and 2330.

Unlike many properties in Malta, we do not charge extra for water or electricity. However, we do ask you to be considerate and switch off lights and air conditioners when you are out. Thanks!

The neighbourhood is a quiet one though the apartment is in a street just off a main road (noise from this road is negligible). The prime attraction is the short 5 min walking time to the sea front at Balluta Bay. This is just in between the two towns of Sliema and St Julians, long since become one conglomeration. These towns are the centre of Malta's tourist industry so boast most types of restaurants around. The sea between Balluta bay and Sliema is great for swimming - we enjoy going there most days in summer for a quick dip. The shore is full of swimmers between the end of June and September, though May, October and November provide many days when the weather is good for swimming too. Otherwise, the waterfront promenade from St Julians to Sliema is great all year round, as is the promenade from Sliema to Gzira with a great view of Valletta across the harbour. The night-life centre of Paceville is 20 minutes away on foot - close enough but you really don't want to live too close to there!
